Private pools and spas for Sun City Texas, Del Webb's 55+ community in northwest Georgetown. Easy to get in and out of, easy to keep clean, and drawn to pass the Modifications Committee the first time.
Sun City Texas was Del Webb's first community in the state. Homes started going up in 1995, and today there are more than 7,500 of them on about 5,300 acres. There are three golf courses, Cowan Creek, White Wing, and Legacy Hills, and eight community pools. Most homes are one story, from about 1,200 to 3,000 square feet.
With eight community pools, why build your own? For most of our Sun City clients, it is about a short walk out the back door. It might be a warm spa on a cool night, or water therapy for knees and backs. Trinity is Donna and Ben, with over thirty years of gunite pools. We build pools sized for these lots, with safe, easy entry, and we handle the paperwork.
In Sun City, a private pool or spa has to be approved by the community's Modifications Committee before work starts. The association has its own pool worksheet and application steps. We fill those out with you, draw the site plan, and show where the fence and equipment go. The goal is a plan that gets approved the first time.
A pool should be easy to use for years to come. We design wide, shallow steps with a handrail, and benches you can sit on in the water. A sun ledge is great for a chair. We add lights on the steps and edges for evening swims. A spa can sit at a height you can step into without a climb.
Lots here range from garden homes with small backyards to larger custom homesites on the west side. Georgetown asks for a pool to sit at least three feet back from side and rear lot lines. On a small yard, we often suggest a compact pool, a plunge pool, or a spa alone. Variable-speed pumps and automation keep upkeep low.

We build throughout Georgetown, including Berry Creek, Cimarron Hills, and the Williams Drive corridor, and across Williamson County and Central Texas.
Yes, with approval. The Sun City Texas Community Association's Modifications Committee reviews pools and spas before any work begins. We prepare the worksheet, site plan, and drawings they ask for and wait for their sign-off.
Yes. A stand-alone gunite spa is a good fit for many Sun City lots. It takes less room and heats quickly. It is also easy on sore joints. We can also add a spa to a small pool.
We use wide, shallow steps with a handrail, sitting benches, and a sun ledge. We also light the steps and edges. The spa is set at a comfortable height. We talk through how you plan to use the pool and design around it.
Most of our new gunite pools run $85k to $145k with standard plaster. Smaller pools and stand-alone spas can come in lower. You get a written, itemized quote after one site visit.
