A brand-new yard usually means compacted fill from the house build, irrigation and drainage already run, and a builder-grade fence you may not want to keep. We check what is under the sod before quoting, because compacted fill and buried utilities are what turn a simple dig into a slow one.

Travisso and parts of Crystal Falls drop hard toward the canyon, and those lots want a different pool than a flat Palmera Ridge yard does — engineered retaining, real drainage, and usually a raised edge or negative edge that turns the grade into the reason you build.

Regularly. Both run architectural review and both have lots steep enough to need engineered retaining — we prepare the HOA drawings and quote the structural work up front.

Most of our gunite pools run $85k–$145k with standard plaster; premium finishes, water features, and larger footprints push toward $180k–$220k. Steep Travisso lots that need retaining add cost we itemize. You get a written quote after one site visit.

Not necessarily, but tell us the house is new. Fill placed during construction settles, and we would rather plan the shell and decking around that than plaster over a guess. It is a design question, not a reason to wait a year.
