Star Ranch, Emory Crossing, Riverwalk and Cottonwood Creek are mostly level yards behind newer houses — compacted fill, irrigation already run, and utilities we locate before quoting. Flat is easy to build on and easy to design badly, so we spend the time on proportion and how the deck meets the house.

Most of our gunite pools run $85k–$145k with standard plaster; premium finishes, water features, and larger footprints push toward $180k–$220k. There is no rock to remove here, so excavation is cheaper than west of I-35 and the structural work is where clay sites cost more.
It changes the engineering, not the possibility. Properly designed shell, deck joints that let the slab move, and drainage that carries water away from the pool. We build for the movement rather than hoping the year is mild.
