The Brushy Creek corridor runs shallow limestone, and how shallow varies street to street rather than neighborhood to neighborhood. We check the ground on the first visit and price any rock removal in writing, because it is the single most common thing that turns into a surprise change order with other builders.

A pool built in the late nineties is now on its second plaster at best. We replaster, retile, replace coping and swap out equipment that was never designed to run efficiently — and we will tell you honestly when a shell has another decade in it and only needs a surface.

Most of our gunite pools run $85k–$145k with standard plaster; premium finishes, water features, and larger footprints push toward $180k–$220k. Rock removal along Brushy Creek can add excavation cost, which we itemize. Renovations are quoted line by line.

Usually, yes. Shells built well in the nineties commonly have decades left; what wears out is plaster, tile, coping and equipment. We assess the shell first and quote only what actually needs touching — no bundled packages.
