Northgate Ranch started selling in 2019 and sold through Sections 1 and 2 by the end of 2021, with Drees, Giddens, Hill Country Artisan and Monticello building 3,000- to 5,000-square-foot homes on acre-plus homesites two miles north of SH-29 off County Road 214. The streets are wide, the lots are big enough that you are not looking into a neighbor's yard, and a lot of them sit high enough to have a real view.

The other thing worth saying plainly: Northgate Ranch has the Liberty Porch pavilion and its shaded picnic tables, but no community pool. Out here the backyard pool is the pool — for your family and for every neighbor kid on the street. Trinity is Donna and Ben, thirty-plus years of gunite, and on an acre lot we finally have room to design something that is not squeezed between two fences.

Septic fields decide where the pool goes

These acre-plus homesites are on their own on-site septic systems, not city sewer, and that is the single biggest constraint on where a pool can sit. A pool, its decking, and its equipment pad all have to stay clear of the tank, the lines, and the drain or spray field with the required separation. We locate your septic system and pull the as-built before we draw anything, so the design we show you is one that can actually be permitted and built.

Hilltop lots, thin soil, real grading

This is Hill Country ground north of SH-29 — thin soil over limestone and caliche, on terrain that rolls enough to give the higher homesites their elevated views. Both facts cost money if they are ignored. Excavation needs breakers, and a sloped lot needs honest grading and retaining so the pool, the deck, and the surrounding yard sit level and drain away from the house. We price both up front.

Getting the equipment down an acre-lot driveway

An acre-plus homesite means a long driveway, wide side setbacks, and sometimes a gate — and an excavator, a rebar crew, a gunite pump truck, and a concrete truck all have to reach the backyard without tearing up your drive or your irrigation. We walk the access route on the first visit, plan the staging, and protect what has to be driven over. It is the kind of detail that separates a clean build from a repair bill.

Yes, and nearly every pool we build out here is on one. The pool, decking, and equipment pad simply have to keep the required separation from the tank, lines, and drain or spray field. We locate the system and get the as-built first, then design around it — so the plan you approve is one that clears permitting.

No. Residents have the Liberty Porch community pavilion with its shaded picnic tables, but there is no neighborhood pool, which is a big part of why so many homeowners here build their own. On an acre-plus lot there is room to do it properly — real deck space, a spa, shade, and an outdoor kitchen.

That is the best kind of lot to design for. Elevated homesites here take grading and retaining so the pool sits level, and once that is handled we orient the pool and the deck to the view rather than to the house. Negative edges and raised spas both read beautifully off a hilltop lot.

Most of our gunite pools run $85k–$145k with standard plaster, and the larger footprints an acre lot invites push toward $180k–$220k. Limestone excavation, grading, and retaining are itemized separately so you can see them. You get one written quote after a single site visit.
