Cimarron Hills is roughly a thousand acres on SH-29 between Georgetown and Liberty Hill, developed by Forterra and built out since the mid-2000s by Sitterle, Drees, Partners in Building and Ashby Signature — about 600 homes wrapped around the Jack Nicklaus Signature course that Nicklaus and Chet Williams opened in 2003 at 7,302 yards and par 72. It is the only 24/7 guard-gated country club community north of Austin, and residents already have a resort pool, a spa, tennis and pickleball at the club.
Which sets the bar. A backyard pool here is not competing with the amenity center — it has to be the reason you stay home. Trinity is Donna and Ben, thirty-plus years of gunite, and we handle Cimarron Hills projects personally: the design, the drawings the architectural review wants, the permits, and the gate coordination. No showroom, no sales rep, no change-order games.
A lot backing the Nicklaus course is a view and an exposure at the same time. We design the pool, the deck level, and the planting and screening so you look out at the fairway rather than at cart traffic looking back at you — and so equipment, fencing, and lighting read cleanly from the course side, which is exactly what the architectural review is checking. Errant golf balls are a real consideration in where glass and tile go.
Every excavator, rebar delivery, concrete truck, gunite rig and plaster crew has to clear a 24/7 guard gate and then move along streets shared with golf carts. That is a scheduling problem, not a construction problem, and it only becomes a construction problem when a builder does not plan it. We handle the gate list, stage deliveries so trucks are not idling at the entrance, and keep the route off cart paths.
The final phase launched in 2025 — 200 custom estate lots from half an acre to 1.9 acres, split between The Reserve backing the golf course and The Range on green space, with homes starting at 3,500 square feet and construction from late 2025. Those are blank yards on Hill Country limestone. Meanwhile the original mid-2000s homes have pools now old enough for replaster, retile, and modern variable-speed equipment. We build and renovate here in equal measure.

Yes. Cimarron Hills reviews to a country-club standard, so we prepare the site plan, elevations and renderings the committee expects, including how the pool, equipment, fencing and lighting read from the golf course side. We also confirm whether your lot permits through the City of Georgetown or Williamson County before we quote.
By planning it. We submit the crew and vendor list to the gate ahead of each phase, schedule deliveries so trucks are not stacking at the entrance, and route heavy equipment away from cart paths and club traffic. It is the part of building in a gated club community that gets overlooked, and it is why builds here run long for other contractors.
Talk to us while the house is still framing. On a half-acre to two-acre lot we can plan the pool, decking, drainage and equipment before landscaping and irrigation go in, which is cheaper and cleaner than cutting into a finished yard later. We can also build a year or two after move-in if that suits your budget better.
Most of our gunite pools run $85k–$145k with standard plaster, and the negative edges, spas, outdoor kitchens and premium finishes these lots invite push toward $180k–$220k and beyond. Limestone excavation and grading are itemized, renovations are quoted by scope, and you get it in writing after one site visit.
