Berry Creek grew up around a private club founded in 1986. Its 18-hole course was designed by Carl Doering, a Georgetown local, and finished in 1987. The homes came through the 1990s and 2000s. Today the area has three main parts. Custom builders built Berry Creek and the Reserve at Berry Creek. Taylor Morrison built the Villages of Berry Creek. Homes run from about 1,800 to 5,300 square feet.
Lots are just as mixed. Some have a small yard. Some run close to two acres. Trinity is Donna and Ben, with over thirty years of gunite pools. In Berry Creek we build new pools in yards that never had one. We also renovate the many pools that are now 20 to 35 years old.
Many homes back up to the course, and the trees here have had decades to grow. That is a gift and a puzzle. We place the pool so you see the fairway, not the cart path. Where we can, we keep the dig away from big root zones. We also think about leaf fall. A pool under a live oak needs the right cleaner and filter from day one.
Berry Creek is not one HOA. The Berry Creek and Reserve sections are tied to the country club. The Villages have their own HOA with a community pool. Each can have its own review for fences, screening, and equipment. We find out which rules cover your lot and prepare the drawings they ask for. Then we pull the City of Georgetown or Williamson County permit that applies.
A pool built when the neighborhood was new is often due for fresh plaster and new waterline tile. Many also need new coping and a variable-speed pump. Some also need lights, a spa, or a bigger deck to match how the family lives now. If the shell is sound, a renovation is usually the smart move. If it is not, we will tell you honestly.

Yes, and it is a large part of our work here. We inspect the shell, plaster, tile, coping, plumbing, and equipment, then give you a written scope. If the pool is worth saving, we say so. If it is not, we say that too.
A bit. We set the pool and deck so you look out at the fairway. We also think about privacy from the course side. Fences, lighting, and equipment are placed so they look clean from the course too. That is what the review will check.
It depends on your section. Berry Creek, the Reserve at Berry Creek, and the Villages of Berry Creek each have their own rules. We confirm which ones apply to your lot and prepare what they need before we build.
Most of our new gunite pools run $85k to $145k with standard plaster. Larger pools and premium finishes push toward $180k to $220k. Renovations are priced by scope. You get a written quote after one site visit.
